Damp and Asbestos: The Most Common Issues Missed By Skipping Home Surveys

In a recent Homebuyer Survey conducted by Nicholas & Co. Surveyors, we identified significant damp issues affecting the front section of the property. Upon closer inspection, we noted clear staining to the external brickwork beneath the render, consistent with prolonged water penetration. 

Further investigation revealed that poor site drainage and an ineffective or absent soakaway system were directing surface water toward the property, compromising the wall’s integrity and damp-proofing. These issues posed both immediate and long-term risks to the structure and living conditions. Thanks to our detailed reporting, the client was able to renegotiate and ultimately withdraw from the purchase — potentially saving thousands in remedial costs.

This case highlights a broader property concern. A recent study by Legal & General Surveying Services has highlighted the risks homebuyers face when they skip a professional home survey. They found that damp and asbestos were the most common ‘hidden’ issues missed when home surveys were not conducted.

The research showed that many buyers miss serious issues like damp (22%) and asbestos (18%), which can lead to costly repairs and health hazards. The NHS spends approximately £1.4 billion a year treating illnesses associated with living in cold or damp housing.

Experts like Nicholas & Co. Surveyors warn that skipping surveys to save money often backfires, as undetected problems can result in significant expenses and health risks. Treating rising damp can cost around £2750, and asbestos removal averages at £1750 per square metre.
