Despite the expiration of Stamp Duty Land Tax (SDLT) relief earlier this year, the UK residential property market has demonstrated notable resilience, according to the latest Landmark Residential Property Trends (April 2025).
In Q1 2025, property completions surged by 30% compared to the same period in 2024, with a particularly strong performance in March. A 7% spike in completions that month reflected a final push by buyers to complete transactions ahead of the SDLT deadline. This deadline-driven activity created a short-term rush, but market momentum still remains strong. Listings also held steady, with volumes rising 1% year-on-year in Q1. However, supply is now exceeding demand due to persistent affordability challenges.
Mortgage valuations increased 8% year-on-year due to stable interest rates, indicating continued growth potential in the mortgage market. The number of properties marked as Sold Subject to Contract (SSTC) rose by 4.4% from February to March, reinforcing signs of healthy buyer interest.
While the SDLT relief deadline increased activity for a short period, the property market’s strengths indicate a positive trend for 2025. Despite this, affordability remains a key concern: uncertainty over government policies regarding interest rates and fiscal policies will play a decisive role in shaping the market landscape in the coming months.
