Purpose & What We Did

Nicholas & Co. Surveyors were instructed by tenants of the Select and Save Convenience Store located at 122 - 126 Jubilee Crescent, Coventry, to conduct a rent review. Our objective was to secure a favourable adjustment to the rental terms, ensuring the tenants received a fair and sustainable rental agreement.

Our team initiated the process with a thorough market analysis to assess the prevailing rental rates for similar commercial properties in the Coventry area. This provided a solid foundation to negotiate effectively on behalf of our clients.

We then conducted a detailed review of the lease terms and conditions, identifying areas where the rent could be negotiated. Using our market data and a strong understanding of the lease terms, we engaged in negotiations with the landlord.

Our persistent efforts and strategic approach enabled us to negotiate a reduction of £10,000 off the original asking price. This significant saving ensured that the tenants could maintain their business operations without the added burden of an inflated rental cost.

 

Outcome

The successful outcome of this rent review resulted in substantial cost savings for the tenants of the Select and Save Convenience Store. The £10,000 reduction in the rent not only provided immediate financial relief but also set a more sustainable precedent for future rental agreements.
