Purpose & What We Did

Our client appointed us to conduct a comprehensive Homebuyers Survey on a property in Stanstead Abbots, Hertfordshire. This was conducted to gain a thorough understanding of the property's condition before finalising the purchase.

The survey was conducted to provide our client with a detailed assessment of the property's overall condition. This included identifying any significant defects, potential issues, and maintenance requirements that could impact the property's value and the client's decision to proceed with the purchase.

We examined both the exterior and interior of the property. The exterior focused on the structural integrity of the walls, the condition of the roof and chimneys and the state of the gutters, windows and doors.

Internally we examined the condition of walls, ceilings, floors and woodwork. We checked for dampness, mold and any structural defects.

Outcome

The property required attention in a few areas. We identified minor damp issues in the basement, likely due to inadequate ventilation. The roof was found to be in fair condition but would benefit from minor repairs to prevent potential leaks.

We also discovered several original features, such as period fireplaces, original wood flooring, and decorative cornices, which added significant character to the property.

We provided the client with a detailed report outlining the property's current state, the repairs, and the estimated costs.
